Introducing Bloom Homes, a division of Bloom Real Estate, dba Grit Properties, a dedicated real estate company based in the heart of the Oklahoma City metro area. We are a property management company in Oklahoma City, specializing in managing single-family homes and small multi-family properties, we provide a thoughtful and nimble service with a responsive approach towards our tenants and owners.

Owner FAQ

We're excited you're considering us to manage your real estate assets. Below are some frequently asked questions from our owners. Our goal is to instill confidence and transparency in the management process

  • What is your management fee?

    Depends. This is dependent on how many units will be under management, the projected rents of the

    property, where the property is located. Hopefully we can agree on a management fee that works for all parties


  • How do you market your rental listings?

    Wc market through our property management software App Folio that populates the listings to all the third

    party sites (Zillow, Redfin, etc). We also use Show Mojo that has the same function and includes a self-showing

    option for prospective tenants if the property is unoccupied.


  • How do you vet your tenant prospects?

    Prospective tenants apply for a property through App Folio. We send the tenant a link for the application.

    There, the tenant gives permission to Bloom to request information from the prospect's employer and current

    or previous landlord. App Folio provides a credit score, a full list of debts and defaults for the tenant along with

    a criminal background check.


  • How do you pay your owners?

    We pay our owners between the 10th and 15th of each month. The owner will receive a profit and loss report

    for the previous 30-31 days. The funds will be ACH deposited into the account of the owner's choosing. Deposits

    take 3-5 business days to reflect in the owner's account.


  • Who holds the tenant's security deposit?

    Bloom has a dedicated escrow account to hold all tenant security deposits. Per law, the deposit is the tenant's

    property and to be returned to the tenant at move out if the tenant returns the unit in the same condition it was

    received. Tenant deposits are not to be commingled with operating funds, per the state real estate commission.

    Best practice is for the management company to hold all tenant deposits as this is not income. If an owner opts

    to hold the tenant's security deposit, that owner will need to sign an affidavit absolving the management

    company of any responsibility for the tenant deposit and affirm the owner will not commingle the tenant's

    deposit with the owner's personal funds.


  • How do you handle repairs requests?

    We ask tenants to make repair requests through their tenant portal. Then we will assign the job to the

    appropriate vendor. Typically, we have a $250 threshold to make repair decisions without owner approval.

    Anything over $250, we will make an effort to get approval from the owner, barring an emergency situation.
